Foundation — Fundament in Construction

The foundation transfers your building's entire weight to the ground. Foundation failure is one of the most serious and expensive building defects.

The foundation (fundament) is the load-bearing base of a building — the part that lies at or below ground level and transfers the entire building’s weight to the subsoil. A sound foundation is invisible and trouble-free. A failing foundation is one of the most expensive problems a property owner can face.

Why does it matter to you?

Settlement damage — where the foundation sinks unevenly — shows up as cracks in walls and doors or windows that no longer open or close properly. In serious cases, the building can become uninhabitable. Foundation issues are particularly important to investigate when buying older homes.

Moisture in the foundation is another common issue. Basements and crawl spaces in houses built between 1940 and 1980 are especially vulnerable.

Foundation types common in Denmark

Reinforced concrete strip foundation (strøbefundament): The most common type in modern buildings. Runs along the perimeter walls and is dimensioned to carry the building’s weight.

Pad foundation: Individual concrete pads rather than a continuous strip. Used under columns and in special structures.

Pile and raft foundation: Used on soft ground (e.g. coastal or low-lying sites). Piles are driven down to a bearing layer.

Basement/crawl space: The foundation forms an entire lower floor or a low void below the floor.

Moisture and foundations

Water ingress in basements is typically caused by:

  • Failed or deteriorated waterproofing
  • High groundwater levels
  • Incorrect ground levels sloping towards the building

Solutions: External waterproofing is best, but internal drainage and membrane systems are used as alternatives when external access is difficult.

How much does it cost to repair foundation damage?

Costs vary enormously. Minor settlement damage: DKK 50,000–200,000. Major foundation work with underpinning: DKK 500,000–2,000,000+. Always commission a structural survey before buying an older property.

Can I assess the foundation myself?

Look for: cracks in the base wall (sokkel), uneven floors, stiff doors and windows, and water stains in the basement. But a professional structural assessment is necessary for a reliable evaluation.

Is the foundation recorded in the BBR?

No — foundation type is typically not recorded in the BBR. Information can be found in the municipal building archive (byggesagsarkiv).
